Boulder CO Real Estate | How IDX Benefits Buyers, Sellers and Brokers Alike

In the age of the Internet, you would naturally look first on the Internet for any kind of shopping information or comparison that you require. Originally, the problem with the real estate business is that the prospective consumer had to go through the hassle of looking through several different websites in order to get all the information that was needed. As of 1st of January 2002, the National Association of Realtors initiated its Internet Data Exchange (IDX) enabling participants to display MLS information on their Web sites and in turn making it much easier to search for Boulder CO real estate.

A Multiple Listing System (MLS) is a database that lists houses for sale. Consumers have access to the basic house information but not the portion that brokers use for their own purposes. In a typical transaction, the seller will pay his broker a commission which is then shared with the buyer’s broker. Brokers use the MLS to negotiate the split and also to make any notes they need on a property. The National Association of Realtors says that there were over 600 different MLS databases in the US.

Before the introduction of IDX, there were three choices. The broker could choose to display only his own listings, provide a link to an aggregate site or provide a link to an MLS if this were possible. The online shopper had to leave the website if he had to go beyond the broker’s own listings and very often he was gone forever. But now the broker has the option to make the MLS data accessible on his own website in customized frames that project this own profile and identity. The IDX provides complete transparency because the same MLS data is available to everyone concerned, broker, buyer and seller. A level playing field is created as it were.

Brokers benefit because the stickiness of their website is vastly enhanced. The online shopper does not need to leave the website and can in fact access the data and make his decision at the same time. Buyers may have had said access to the same data before but IDX makes it far more convenient while brokers benefit by having prospects not leaving their sites. However, IDX is not a magic solution and brokers need to beef up their sales and marketing act in order to cash in on the IDX advantage.

Home sellers benefit because they can immediately penetrate a target audience that covers substantial areas of the population. It would be prohibitively expensive if they were to target the same advantage through a local advertising or direct marketing campaign. Indeed, they have access buyers that they never dreamed existed.

Potential homebuyers benefit because they receive access to a much wider range of houses than is possible in any other way. Because they get a much wider choice, there is a much better chance that they will find a house that they like and the chances of a successful deal not that much better.

As we can see, the power of the Internet and the IDX process creates a win win all round.
